<p style="text-align: justify;"><img class="alignright" style="margin: 5px;" src="http://charts.altosresearch.com/altos/app?pai=52577180&amp;service=chart&amp;st=IL&amp;cid=1540524&amp;zid=2892231&amp;rt=sf&amp;ra=a&amp;q=a&amp;s=median_price&amp;sz=w&amp;ts=e" alt="" width="180" height="200" />We have some interesting numbers for <a href="http://www.mynapervillehomesblog.com/communities/naperville-il/" title="Homes In Naperville">Naperville</a> home sales activity this month (non-bank owned). On a <a href="http://www.illinoisrealtor.org/October2011">statewide level</a> unit sales were up sharply from the same period in 2010, while median price was down. Locally, <strong>Homes Sold</strong> (closed during the month) were identical to November 2010. Homes <strong>Under Contract</strong> dropped 13.3% and <strong>Homes For Sale</strong> declined 16.6%. The trends in fewer units sold and for sale is not unusual for this time of year. The Absorption Rate continues to hover around 11 months, still indicative of slower market.</p>
<p style="text-align: justify;">Median Price for homes Under Contract is up 10.6% &#8211; the first solid move in this measure in the last 5 months and a plus for sellers. The Median Price gap between Under Contract and For Sale has improved slightly since last month. This continues to reflect the difference in buyer expectations and seller expectations. The good news is that the gap is being bridged and properties are selling.</p>

<p style="text-align: justify"><img class="alignleft" src="http://charts.altosresearch.com/altos/app?pai=52577180&amp;service=chart&amp;st=IL&amp;cid=1540524&amp;zid=2892231&amp;rt=sf&amp;ra=a&amp;q=a&amp;s=median_price&amp;sz=t&amp;ts=e" alt="" width="150" height="100" />The available pool of foreclosed homes in <a href="http://www.mynapervillehomesblog.com/communities/naperville-il/" title="Homes In Naperville">Naperville</a> continues to shrink. Many industry observers are predicting a significant increase in the number of properties available in the coming months. For now, we continue to look at what is now available and what is moving.</p>
<p style="text-align: justify">In comparison to April 2010, activity is up. Properties <strong>Sold</strong> are up 64.3%, from 14 to 23. Properties <strong>Under Contract</strong> jumped from 17 to 24, an increase of 41.2%. An interesting comparison is that while <strong>Sold </strong>totals rose for the 3rd consecutive month, <strong>Under Contract</strong> dropped to a 3 month low. And properties <strong>For Sale</strong>? They dropped from 146 to 102, down 30.1%.</p>

At 2.1 months, demand clearly is swinging towards sellers (banks).
